  • Conveyancing expectations

    Used a local well known firm of solicitors early this year when buying a house.
    from the off I thought the service was shocking. A highlight was waiting for the firm to even make contact with sellers. In the end I had to call them my self. I was told my solicitors had asked me for funds and I’d not responded. That was a complete misrepresentation of the facts. I’d asked if they wanted a payment and they said no. They then got approached by sellers and blamed me. Not sort of impression you want the seller to get is it.
    anyway it continued. No corrispondance, just a mess. We were lucky and the purchase went through. I eventually got a letter to me addressed dear Both. Not even my name on
    letter. Utterly shocking. Anyway I responded with details how the house was going to owned. Never had a response.
    my question.
    should I have anything in my possession relating to the house. Anything ? I’ve nothing. Nothing documenting what percentage each person is apportioned. Nothing. Should I?

    Have you seen the Land Registry title, showing you as registered proprietor of the property?

    You may of course complain to the firm if you are not satisfied with the service you have received.

      Not seen anything since completion. I was asked how I wished to hold it. I sent email no response.

      at beginning. Their contract specifically states to not pay anything until they have completed thier checks. I sent every thing thru. And a visit. Nothing for weeks from them.

      chased up sellers solicitor and they told me my solicitor had requested money from me and id not responded. It was an untruth.

      could have lost house because of that. I complained. Waste of time. Just bad poor communication.

      my concern is has everything been done. I don’t trust them at all.

        I suggest that you make a formal complaint, using the firm's complaints procedure.

        Have you checked the Land Registry title for the property yourself ton see whether you have been registered as owner?

          steveeasy Go the Land Registry site here Search for land and property information - GOV.UK

          Download the Title Register for your house (fee of £7 payable).

          That will tell you whether you are now offically recorded as the 'Registered owner' of your house. Knowing that before you submit your complaint would be helpful to you.

            You should have something. At minimum you should know if you bought as joint tenants or tenants in common, because that affects how the property is owned.

            You should also have a completion statement and the report they gave you before you exchanged.

            If you never got anything, just ask the firm for a copy of your file. They have to give it to you and it will show all the key documents.
