    I have recently sold a flat. The buyer has completed on the purchase, and I've got a TR1 transfer deed.

    The only issue is the company that collects the ground rent (as like many flats, it is leasehold) won't update their records until the BUYER'S solicitor contacts them. But 2 weeks after completion, they still haven't. My own solicitor has contacted them, to notify of the sale and provide the transfer deed but that is apparently not good enough for them.

    I presume it's just that the buyer's solicitor has yet to get round to it but I am curious as to my legal standing.
    What if they simply refuse - do I have any method of forcing them to do so? What recourse do I have if they simply fail to contact the ground rent company with the buyer's new details?

    What if the ground rent company still invoice me - am I within my rights to simply refuse payment, and if they took legal action am I right in thinking they wouldn't have a leg to stand on as I can prove I sold the property? Is there any pragmatic way of 'discouraging' them from doing so?

    Two weeks is a short time where property transactions are concerned. The buyers solicitors could be politely asked to complete the notification as soon as possible, but dont worry too much as there should not be a problem even when the ground rent is due.

      You should also write to the buyer, notifying his solicitor's apparent oversight, and pass invoices on to him.
