    Hello, please can you guide,
    I was looking at our house documents and cannot locate the contract we must have signed with the seller when we bought the house decades ago.

    The house is registered land. We have the Official Register copy that we received from the Land Registry when the mortgage was paid off.

    I don't think the conveyancing solicitor gave us the property contract when we bought the house. I have tried looking for the solicitors on the internet but it appears they have closed down. The bank we mortgaged with informed us they do not have any documents.

    Is the property contract necessary to prove ownership and to sell the house? Are there any other documents that we should have? Would they be retained somewhere if the solicitor closed down?

    The Land Registry title document shows who is the registered proprietor of the land. That is your proof of ownership.

      For a small fee you can request a digital copy of the title deeds on the Land Registry website

        Thank you for your comments. I assume that the "Title Deeds" then, that is the Official Copy of the Register, is sufficient to be able to sell the house and prove title. I believe there are other documents like forms the seller has to complete and certificates etc., but they can be handled during the actual conveyancing process? Many thanks

          Yes the digital copy is sufficient.
          My solicitor provided me with a digital official copy of the register with my name as the new proprietor on the register soon after I bought the house. There was no old paper copy.
          My previous property was older and I passed on the old paper copy of the deeds to my solicitor during the sale process. She hadn't asked me for them and seemed a bit surprised I had them

            see my first post. That is all as far as proving title (ownership) is concerned.

            There will be other enquiries about the property that a seller will need to answer.
