My wife and I own a house with a small piece of land. I want to remove my wife's name from the land with her permission, and have it solely in my name. There is no money involved as in selling or buying, just a simple change of ownership. Is it as simple as it sounds?

If there is no mortgage, it should be straightforward.

Is there any need to involve conveyancing or can I contact just contact land registry and let them know. I am clearly a complete novice at this. What is involved?

My advice is to contact customer services at the Registers of Scotland on phone number 0800 169 9391 and ask their advice about what needs to be done

Alternatively you could try searching on their website www.ros.gov.uk
