  • Formal Complaint Question

    Hello, I’m new to the forum & have a question. I made a formal complaint to my conveyancer via email, do I need to send a hard copy too?
    I also originally introduced to my conveyancers’ form via a third party company, do I need to make a complaint about them too?

    Email should be sufficient.

    What is your complaint against the introducer? You might let them know that you are unhappy with the firm they introduced you to, and you could ask whether they received an introduction fee.

      Thank you Atticus, no complaint against them per se, they have been equally awful but I’d rather just not deal with them.
      I have another question re: the estate agent, may I ask that question?

          Thank you kindly, so this has been a ‘no chain’ property I’ve been trying to purchase. Issues arose with the ‘ground rent schedule’ due to the change in law.
          This whole process has been gruelling honestly & the people involved quite bully-ish. I asked my solicitor to speak with the vendor’s solicitor about bearing the cost of the amendment.
          The agent (sales progressor) has forwarded an email from the vendor stating ‘he doesn’t know why he should pay for it’ etc. which I think is highly unprofessional.
          I’ve drafted this as a reply & I guess I’d like your opinion on it if you can?

            Hello,


            I believe the vendor will find that any lender will likely revoke the deed as is due to the change in legislations.
            I have compromised and accepted a nominal gesture following the removal of the appliances.
            This process has been laborious considering the property is chain-free. The delay - largely due to revision of these terms has significantly impacted my health which consequently has affected me financially.
            Not to mention the strain and extra expense incurred in keeping a roof over my head whist this sale has been “progressing”, through no fault of my own.
            I am a first time & have remained patient, willing and amenable for the best part of a year all whilst the interest rates have risen.

              Is it the case that without the amendment you mention you will withdraw from the transaction? If so, why not simply say that?

                  Sometimes blunt is what is needed to get the message across. But soften it if you wish.

                      Me again (sorry!), so I wrote & sent my complaint to the director of my conveyancer firm on 3rd Jan (assuming they return to work on 6th Jan?), & their policy states they should acknowledge my complaint within 7working days, they haven’t.
                      Do I go straight to the legal ombudsman?

                        7 working days after 6 January is today, 15 January.

                        Give them a couple more days.

                              Just wondering if anyone can help me, I’ve reached out to Legal Ombudsman as I’ve not received a response from my solicitor following my complaint. I states I have to wait 8 weeks and should follow up with a solicitor.
