  • Solicitor missed that garden didn’t belong to me

Hi, My Solicitor raised a couple of small things from the deeds (historic alteration and missing coal shed), but didn’t notice that the garden is not part of the property. I found this out when an unco-operative neighbour complained about my plan to put up a shed. I did query with them on this, the solicitor replied that because I (the buyer) indicated that I was happy with the deeds they were not at fault. To me it sounds like lack of due diligence. Has anyone experienced something similar? Thanks.

You do not describe an acceptable service. You should have been advised on exactly what you were buying.
Lawyer (solicitor) - retired from practice, now supervising solicitor in a university law clinic. I do not advise by private message.

Litigants in Person should download and read the Judiciary's handbook for litigants in person: https://www.judiciary.uk/wp-content/..._in_Person.pdf
