    We are in the process of buying a property with 0.25 acres of land as stated on the conveyance. On the property information form the seller has stated that there is an extra piece of land gained from a builder when houses were built behind the property we are buying. This is not on the conveyance so our solicitor is saying that we will be unable to register the property with the land registry and may need an indemnity policy. Does anyone know if this is the case? Could it be sorted by putting a fence at the original boundary stated on the conveyance and ignoring the extra land mentioned? The extra land can not be verified as it was a verbal agreement between the builder and the home owner who has since passed away (his neice is selling the house on his behalf). Hope this makes sense and thanks in advance for any advice you may have.

    You are approaching this with a good attitude. Have a clear idea of the value of the land at its best, and resolve beverb to have spent more than it is worth.
    You can just fence it off and forget about it.
    Oterwise your vendor should offer a declaration as to the history of the plot. Without a proper assessment of just what is said, you cannot decide the quality of the title you are being offered.
    Talk to your solicitor about what might be achieved by talking to the adjoining neighbours to assess their attitude.
    Above all, do not buy your way into a dispute.
