For an easement to exist, the two plots of land (dominant and servient) must e owned by separate individuals.

A quasi easement is said to exist where the two plots are owned by the same individual,
If the owner sells one plot the conveyance will impliedly grant all the continuous and apparent easements over the retained land necessary for the enjoyment of the land sold.
