  • FA10 (Fixtures Fittings and Contents) and FA6 (Property Information Form)

    I am buying from a well-known developer, who purchased as a part-exchange from the previous sellers in April.
    I used a solicitor on the recommendation of the developer. I was told this was a good idea as I can use their searches and homebuyers report.
    The seller has provided the FA10 from the previous vendors, and there are a few minor points which my solicitor won't resolve (FA10 has TBC on washing machine and dishwasher, no recent service on old-fashioned hot air heating, despite them ticking a box to say it had been serviced). My solicitors tell me that the FA10 is desirable, but not required by law so its perfectly acceptable to use the one from the couple who sold to the developer in April. They also say the FA6 is not relevant as the developer has never lived at the property. They've removed this from the contract.
    They won't give me a copy of the homebuyers report, despite verbally telling me I could if I used the solicitors they recommended.

    I have 2 questions:
    1. Is my solicitor acting in my best interest, or favouring the developer (who obviously give them lots of business)? I have to push for everything.
    2. Are the FA10 and FA6 forms required by law to be signed by the seller (the developer)?
