  • Identity document for Land Registry ID1

    I hope someone can help me as I feel I am being taken advantage of by an online firm of Conveyancers (I know... I should not have used them but TBH they have been good and I have no issues except with the hidden fees)

    I live outside the UK and am selling my former home in the UK. I provided all the documents for the Anti Money Laundering Regulations - passport, proof of address etc. which were signed by a foreign advocate and all accepted as being fine by the online form of conveyancers.

    I have returned to the UK for the imminent exchange & completion and so had access to a UK based solicitor friend (who does not practice in this area of the Law) to sign the Land Registry form ID1, and as the solicitor is a qualifed and registerd in practice as a solicitor, I sent this certified ID1 form with the signed contract to the online firm of conveyancers. They are now saying they have charged me for verification of the solicitor's identity!!!?

    I can see nothing on the form which indicates the solicitor certifying my identity has to, in turn, be verified by another solicitor. Indeed, the form says HM Land Registry may contact the solicitor who verified MY identity to ensure the form is genuine, but that is all.

    Can anyone offer any guidance - I really think the online firm of conveyancers are trying to sting me for a hefty fee for a verification that was either a) not needed or b) never carried out!

    It's worth checking https://land-reg-id.co.uk for getting an ID1 Form completed. There's solicitors listed there who offer to do it.

    Plus, there's also solicitors who'll do it by online video call using the ID5 Form.

      as a matter of interest, how much have you been charged?
