  • Taylor Wimpey Leasehold Ground Rent Scandal - 2nd Owner

Firstly, apologies if this is captured somewhere else but I could not find it.

So some of you may be aware of the Taylor Wimpey Ground Rent scandal, info here: https://www.taylorwimpey.co.uk/leaseholdfaq

This is all to do with having a lease with a ten year doubling ground rent clause.

TW are only offering to help current owners who bought from them and as I am now the 2nd owner I am unable to get help from them. My solicitor at the time told me that there was ground rent to pay and pointed me to the clause in the lease but never made me fully aware of what this meant. The properly is now in it's 10th year so the ground rent has doubled to £300. Obviously at the moment this is manageable but in another 10/20 years it gets a bit big. Over the 125 year lease this total is silly (£9,214,500 in total). The current freeholder is not interested in helping out at all as for them this is a huge investment opportunity.

I know there is some on-going discussions and work going on to see what can be done to help people but currently I am trapped in my apartment and as I would like to sell in a year or two, I would rather get my lease amended before I put it up for sale but the cost of this can be £20-30k!

Can anyone help me understand if I have much of a leg to stand on for negligence on my solicitor's part?

Oh and to add into the mix, the firm I used has closed down although the person I dealt with is now working for another practice.

Any advice or suggestions would be most helpful!
