    Hi. I currently have a pre fab double garage in my back garden (it is not attached to my house).

    It has been up for quite a few years and is a bit worse for wear now, and is desperately in need of major repair, but rather than just put a sticking plaster on it, so to speak, I would like to replace it for a brick built garage. My brother in law has kindly offered to do this for me.

    What I would like to know is, would I have to get planning permission from the council to do this? It will literally be being replaced exactly the same but brick instead of pre fab and it will be over 5 metres from my house.

      Outbuildings including garages would normally be classed as "Permitted Development" but there are some limits and provisions:

        Apply for a lawful development certficate.
        Verbal advice from planning depts sometimes turns out wrong. If you get a cert, there can be no come back later.
