  • Plumbing issue

    We have just moved into a private rented house yesterday. Today we came to use the washing machine and the kitchen flooded because whoever did the plumbing didn't do it right and pipes were lose and came off. It now needs a plumber to come and sort it. I reported it to estate agent and they said they will send a plumber when they can. I said I needed it done today as I have 4 teenagers and need to do washing every day. They said it wont be today, it might be tomorrow but will definitely be before end of week. To me that's not good enough as the plumbing also affects the dishwasher and sink which we also cant use now. Would I be within my rights to get a plumber out myself and bill the estate agent for whatever the cost will be?

    Contact the agent and tell them you will call someone in yourself Is the water still on to the rest of the property

      Yeah we have water at the property. The problem is just in the kitchen, under the sink, rather than go to trouble of putting in a separate out pipe for washing machine and dish washer, they got a diy kit and tried plumbing everything into the out pipe of the sink. One of the pipes they used is the wrong way around so the water from the washing machine and dish washer is forced back up through the sink before it then drains out. Because they done a botch job, and its falling apart, we cant use anything in the kitchen. I phoned them again and their response was if I get a plumber then I will have to pay for it as they are offering to fix the problem, but just not today.

        Contact the estate agent and say, if a plumber is not called out today then i want the landlord to do it, letting them know if they do not sort it between themselves you will have no other alternative than to do it yourself (you won't it's just you putting pressure on them). Do not call a plumber out unless they give you permission as where they will not pay you, it will mean taking them to court for the money. So, get permission from them and have it done in writing, not just verbal. Make a note of the person's name if you need to identify them later.

          this is the best way, it may even help the agent LL, get a price and agree it with the agent ( provisionally ), take picture of the work before and after ( stops the plumber taking the micky )

          Problem... without agreed consent, would be making yourself liable for any further damage. there is a procedure within tenancy law that allows a tenant to do work instead of a LL, but you have to give the LL reasonable time to arrange the fix

          it will mean taking them to court for the money.
          Thats going a bit far over a leaky washer
          So, get permission from them and have it done in writing, not just verbal.

          Or, consider that your agents probebly going as fast as they can, and give them chance to sort it first
          .
