  • landlord issues!!

    I am in a fixed term contract in a house I am renting up until the 4th December. I have moved out two days ago but still paying the rent on the property as the contract states. However in the contract it says that the landlord must carry out any repairs on the property. We have lived there almost two years and have complaint on four different occasions that the windows need fixing (they have been leaking water in between the pains) with us having a baby in the house I have felt this is an important job to carry out. He has failed to make any effort on fixing this even tho he has said he has made arrangements and taken measurements. Now we have moved out he rang us the day after complaining we still had things in the property (clearly let him self in without our permission) and demanding we moved it all by the next day and requesting all keys back for the property and doesn't want us in and out. He has also said he has seeker legal advice and they support him on everything he is saying which I find highly unlikely as we are still paying rent on the property. In my eyes I see a lot of things he has done that would break our contract but I am wanting other people's opinions on this before I speak to him. Any advice would be appreciated

      Difficult-ish this, initially, if you formally mentioned the repairs ( letter or email ), during your occupation, and the repair was something that interfaird with the general use of the property ( toilet, heating, etc ). then maybe, but, you only have a month and a half before the natural end of the tenacy. Your Minimum notice period would be 4 weeks, That would nearly take you up to the end period.

      What is the situation with the deposit ?
      How much rent due between now and the end ( Dec )

      If you had handed the keys back and he acsepts them, and you dont have acsess, Then the LL is accepting the end of the tenancy. or at least he is limiting himself to claiming extra from you
      crazy council ( as in local council,NELC ) as a member of the public, i don't get mad, i get even
