    VERY URGENT

    My son has a lease on a flat due to expire end of month has verbally agreed a new lease but due to personal circumstances cannot renew has not signed new lease where does he stand and what can he do

    Any help appreciated

      He needs to speak to the LL and explain what has happened to prevent him signing a new tenancy agreement.

      Was this an assured "short hold" tenancy with a fixed notice period to end the tenancy?

          It sounds like this is different to a normal short hold tenancy if he has to sign a new agreement.
          If it is just a regular short hold agreement then usually once the initial 6 month or one year tenancy expires it goes onto a ‘rolling’ tenancy where there is no new agreement signed and you just give 1 or 2 months’ notice as per the original terms.
          Although he might be able to get out of it because he has not signed I agree with Nem, he should have a gentlemanly word with his landlord as it is always best to part on good terms. A reference for future properties may be required
