Last year, I have made a booking to a student accommodation, and because I was not in the uk and can not sign the tenancy contract in person, I printed out 2 pages of the contract which requires signature(both of the pages have no date on it), signed them and took a picture of them then emailed it to the accommodation and I also paid deposit. However as it turned out I can not afford to live there anymore this year, but then the accommodation said that I am still responsible for the rental payment and that they will take legal action against if I dont pay. But I just really do not have that much money, my family could barely paid for my school fees now.I am wondering if the picture of those two pages of contract I emailed to them are legally effective??Any way I can avoid being sued???Thanks

As far as I can see, the Electronic Communications Act 2000 would apply and say that, given that you held out that the pictures of the signed agreement were authentic and that you intended that to be an acceptable means of entering into the agreement, then, sorry but I think it will be binding.

First of all, are you still living in the accommodation? If you are and you don't pay, you could find yourself without a home.
What they can do and how much they can claim depends on what your contract said. Since you already have pictures of it, you could edit them to remove your personal details and post up. :typing:
Bear in mind that even if they take you to court and obtain a CCJ, there isn't much they can do to enforce it if you haven't got an income or any assets in the UK. The judgment would stay on record for 6 years, this could affect you for that period of time if you live in the UK and want to apply for credit or get a job in certain areas (particularly the financial sector) in this country. If you don't live here, it's not likely to have much effect on you in a foreign country. :thumb:
