How much notice do I have to give and what do I need to say in the letter this is all new to me.

Assuming this is an assured shorthold tenancy, which is the most common type of private tenancy, you us s.21 (Section 21 of the Housing Act 1988) which gives you automatic right of possession at the end of the fixed period, without the need for any grounds for possession. You can use s.21 provided your tenant's deposit is protected. You need to give at least 2 months written notice to your tenants.
