  • Estate Agent Is Slow To Sell

    We have a 2 bed end if terrace house with off road parking for 2 cars, and big conservatory and private rear garden backing onto woodland.

    We've been up for sale since the 9th July, and after 6 viewings, only 1 low offer of £140K (which we rejected).

    We are looking for £145K.

    We are in a good catchment area, i.e close to all amenities.

    I am concerned that the estate agent has been very slow to market us, and that we have not had a serious offer.

    As of today, we have reduced the price with offers in excess of £145K.

    If we dont sell now, we are extremely concerned.

    The house is in good decorative order, and is kept clean and tidy at all times with no cluter around.

    Although we know the kitchen is the only thing that needs doing, we were hoping to sell quickly.

    Any advice please.

    Your house has been on the market less than a month, yet you've had 6 viewings and an offer. That doesn't sound bad at all!

    This website shows the average time on market for a terraced house as being 116 days, nearly 4 months: http://www.home.co.uk/guides/time_on...don&lastyear=1

    The stats relate to London but you should be able to find the relevant ones for your area. London tends to be a fast-moving market so the average time may even be longer in your area.

    You may also want to download this nifty little add-on for Firefox: http://www.property-bee.com :nerd:

    It lets you view the history on property listings on the following sites: rightmove.co.uk, daft.ie, propertynews.com, espc.co.uk, gspc.co.uk and primelocation.com and should give you an idea of the state of the market as well as how things are going with different agents.

    There are always things you can do to make your house more attractive to buyers without spending a fortune, such as making sure it smells nice and fresh, having nice flowers in the front garden (especially at this time of year), and making sure you are showing the 2 bedrooms as bedrooms rather than one bedroom and a storage room (I've seen quite a few places like that). You may want to watch Phil Spencer on TV, it may sound like a joke but there are lots of useful tips you can pick up. :beagle:

      Remember the old saying 'your house is only worth as much as someone is prepared to pay for it', basically you could put it on a half a million, but you won't sell it, so if someone is willing to offer you £5k less than the asking price then why not go back and say that you'll drop by £1k and let the negotiations begin.
      That's if you really do want a quick sale, and are not prepared to wait of course.

          Thanks for the replies.

          House is kept tidy at all times, neutrally painted in good old fashioned magnolia, and no cluter.

          Although kitchen does need doing, again its kept clean and tidy.

          We have loads of plants in flower in the back garden, and front garden is kept tidy.

          We have decided to drop the price to £140K with offers in excess of around £145K as the agent admitted they overpriced it!!

          I've got another viewing on saturday which is ideal as it is someone looking to buy to rent.

            if they want to buy to rent betting they will offer lower than the asking price
