Removing a previous partner from mortgage and deeds

Hi All, I have a problem which I know is constantly being raised but I think its time to do it again. My wife has an ex on the mortgage from around 2005, they were never married but together on and off for 7 years, they took out a joint mortgage and split up 3 months after moving in to the house. I moved in with her in 2006 and started to contribute to the home. we were married in 2008 and now wish to move north into a rental property. the issue is when they split in 2005 she paid him a sum of £2000 to go quietly (not recorded) he went to zante for a holiday. we have no idea where he is now. we need to move within 6 months and have no idea of the procedure we need to follow to allow the sale of the property, please help if you can.

You will have a great deal of difficulty. For obvious reasons, the Land Registry will be very reluctant to transfer title in these circumstances. Furthermore, should he get wind of the impending sale, you may face serious trouble.

It would be wise to consult a solicitor.
