tenancy agreement help? :)

Hello, i was wondering if somebody could help me.

My landlord has just handed me a letter saying that he will not be renewing my tenancy agreement in February.
I only moved into this property in the beginning of august and he agreed to a years tenancy but on checking the agreement i have found that it does not state for how long the agreement lasts.

I have next to no money and have no savings having used them on moving here and on vet bills lately

I do not know how to deal with this at all

Do you have an assured shorthold tenaNCY.? Ifso I think the landlord is within his rights. Do you knw thereason for ending the tenancy. You should get your depositback and if your rent is up to date you getareference.

Hi,

Not the best of timing with Christmas coming, but at least you've a couple of months to prepare. If it is an AST, as Seduraed rightly says, the Landlord is within their rights.

Surely the main issue with having to move so soon is the deposit, but again, as said above, you'll get this back and will have it to put towards a new property. This should relieve most of the financial tension.

Let's get down to cases people! It may be worth your while checking your agreement is a valid AST before doing anything further. If it's an AST, you are entitled to at least 2 months notice in the proper form. I also find it strange that there's no end date in the tenancy agreement - that's unusual in my experience. These things are usually expressed to be for 6 months or 12 months in the first instance, and run on as periodic tenancies (with no end date specified) once the initial fixed-term has expired. Will you post up the dates please - date of tenancy agreement, date you moved in if different and date of landlord's letter saying he won't renew.

Sorry - I replied on your other thread. "Shelter" (www.shelter.org.uk)is a very good resource and will be able to provide you with a local case worker who will give you free telephonic or internet advice and most likely deal with your landlord for you if they spot any legal irregularities - they also have comprehensive and accurate info on their website. Your situation sounds pretty dire as a carer for two people with mental health issues - that is also likely to attract a charity that will provide you with practical help (will do some research - but please do try "shelter"for this advice too - they are very well informed on all these issues)

It does sound odd, though, if you have no paper work re the length of your tenancy. You may be renting under a licence? Whichever, if you paid a deposit it should have been paid to a recognised third party under the protection scheme NOT the landlord.
