  • Property agency nightmare

    I have a leak in my roof . I let from a agency. They are nightmares for getting anything done . My ceiling is bowing from the last time I had a leak that they were suppose to fix but never did . Now it is now much worse I can see into my loft, and water is dripping into my bedroom. I phoned agency first thing this morning, to be told that if I had a leak from the roof there was nothing they could do as a roofer wouldn't go on roof as it slippy , fair enough but I said they could go in the loft and try to sort something out from the inside, I was then told that they would send someone around if there was someone available . I said it was a health and safety issue as my ceiling could come down. The girl basically told me that it would be done when they could get it done and not before. Is there anything I could say to put the frightened to get it done..... Help please

    Oh yes, for a start I am sure that they are in breach of your tenancy agreement. Section 11, Landlord and Tenant Act 1985
    This legislation requires landlords to:
    • keep the structure and exterior of the property in good repair, including drains, gutters and external pipes;
    • keep installations for the supply of water, gas, electricity and sanitation in good repair and proper working order; and
    • keep installations for space heating and water heating in good repair and proper working order.
    Landlords also have an implied right to view the condition and state of repair of their property on giving the tenant 24 hours notice in writing
