  • Changing from private landlord to agency

My place is owned by a church and for many years they dealt with the tenancy agreements and rent with one couple who have kinda retired through old age. They are in the process of acquiring a letting agent to run the property. I was having a discussion with my flatmate who said that a new letting agency could effectively tear up the "all inclusive" rent and make us pay for utilities outside of the rent.
    1) Is that possible?
    2) How much notice do they have to give to us?
    3) If they don't what is the maximum rent increase they can impose when the rent is reviewed?
