  • road flooding

our rd flooded today after a heavy downpour. this meant the garden flooded and all the water came into our basement kitchen. the carpets are ruined (covered in silt).

this has been caused by the road being filthy due to the new school being built up the rd.

the construction company was supposed to clean the street every few hours, but they havent been for 2 weeks. all this silt has jammed up the drains.i am off to see the site manager tomorrow.

    any advise?

    Re: road flooding

I suppose they could argue that the carpets could have been ruined due to water saturation with or without any silt.

I would be more inclined to speak with your local highways department if the road drains are not adequate to remove the water generated, especially if it has been a reoccurring problem in the past.

In any case, I would first contact your insurance company, if there is any liability or blame to be laid against anyone it should be them that chase it and bear any legal costs to recover any payout they have had to make to you. Are you insured against the damage?

      Hiya x

Oh No...You don't have much luck with water damage do you xxx Did you get your insurance yet? My insurance covers damage to the garden as well (I'd be more upset about the garden than the house lol)

I would make sure that you are polite but firm, and insist the keep the street clean. I am not sure they would be liable for flash flooding to be honest x

          Re: road flooding

yes i have had some bad luck with flooding recently.

the other property is finished. i could not persue a claim.

this one maybe more positive. i dont have any contents insurance as the house only has carpets in it.

i met the site engineer for the new school today and he may pay the cost of new carpets. the council have been out and are looking into the matter. the problem seems to be the drains, but highways will not do anything.

I am astonished that, after having asked questions here before and being in a similar position previously, you have still not purchased insurance.

Ermmm no sorry, When I rented my flat out I had Landlords Buildings and Contents insurance and I had it in the contract that the tenants had to have their own contents insurance.

I have to agree with Mocha that you should for your own protection have contents insurance.
