  • Builder Botched up Work on Roof / Bedroom Dormer

    I agreed a fee of £3,500 for a builder (via 'My Builder)to repair a dormer window roof and frontage, installing UPVC. At the time I beliived this included stopping all water/damp from getting into the bedroom, around the dormer, so fixing any/all further damp problems, He stated by email 'the quote was just for the dormer' but I will do the extra work at no extra cost - he did not)

    Four days after starting the work he told me the work is finished and asked for the money to be sent to him by cheque. On inspection, getting onto the scaffolding, I found t there was no gutering on the dormer and he had only laid the initial foundation of cement, the final skim was needed. There was a broken crushed tile underneath the flashing; on one side the dormer, the tiles were not locked together, so rain would be running down on the felt/membrane beneath & so quickly disintergrade it. Also a huge chip taken out of the main guttering, I assume he stood on it. He had left vaious tools and piles of debri in the garden - he had reclessly thrown down lumps of contrete & wood without warning. I was away for the weekend & discovered he had left buckets and tools on my living room floor, w/o my permision (he had demanded a house key)
    I told him what was wrong by email. He promised to fix the issues and I gave him £3, 100 up front since he complained he was a small business who couldnt afford...etc.

    When he returned last Friday tofix the snagging issues, instead of locking together the tiles, he put mastic between the edges!
    On the broken tile, which I asked for him to replace, he botched up that tile with mastic also. On on leaving the site, he told me he had stuck down the flashing over the broken tile with mastic 'to stop me going up there and looking under it.....'. His disrespect was on another level.

    He got stroppy teeling me he was a trusted honest tradesman etc. Told me he wanted the rest of the £ in his bank on that evening.
    I have not done so. He has caused me, an OAP, a lot of stress and loss of sleep.

    I intend sending him a letter of complaint this week. I dont want him back. He has shown me clearly he is liar and con artist.

    Does anyone know if he is enttilted to the full amount - BEFORE I begin civl proceeding?. (its my belief he has broken building regs, or at the v least standards of good practice. To my mind the present job - yes it looks great from a distance - is not worth much more than £1500-2000 when looked at close up. The guarantee he offeres to my mind is worthless.

    He has left his scaffolding in place and threatend to keep it there 'for 6 months' if necassary, (when I asked 'how long it will remain?) thus impeding the potential sale of the house.

    Before the scaffolding is removed you should take photos of the roofer's work and obtain a building surveyor's report on the roof repair and an estimate to make good defective work
    You stated you had a agreed a quote that included pvc but the trader failed to do this work. Did you ask why this work wasn't done

    Legally the builder can take you to court if you refuse to pay any money
    On the other hand, a consumer can hold back money to correct defective work or finish work that was included in the quote but not completed

    If you end up in court, you will need photos and a surveyor's report and estimate as evidence

      He did the UPVC work -its ok, but rain was/is getting into the bedroom in other places, eg, above the dormer, so tiles needed removing on the main roof, felt laid....he said he would do this extra work at no extra cost, in an email reply (I had asked him to quote me). Last Friday I told him I can see no evidence of him ddoing that, but got no reply. This maybe bc he stood on the tile/s and didnt want to cut a new one/s. He moaned the whole roof needs replacing for - he estimated - £12,000. I declined.
      I aimed to to back up the scaffolding to take pics last w/end by went down with a bug. Yes I have taken pics previously, and will take more pics getting up there another way if i have too, eg by ladder. I havent yet emailed him to state my intentions. I can do w/o the stress tbh, as have long term health issues.
