    Sorry if this is in the wrong forum!

    I am having my roof replaced. The roofer left without telling me, and has left the ladder locked to the scaffolding meaning I can't try to take it down myself.

    The ladder is visible from the street, and there isn't any sort of ladder lock to prevent people or children trying to climb it. If someone DOES try to climb it without me seeing, who would be liable if they injured themselves?

    On top of this, anyone climbing up there will have access to my home via the attic hatch. Needless to say I won't be sleeping tonight! Between worrying someone might hurt themselves or burgle my house, it's not ideal. I've tried to contact the roofer, but they've clearly clocked off and aren't answering the phone or responding to messages.

    I've done my best to block access with all the neighbours glass/cans bins so at least I've got a chance of being alerted if someone tries to get to it. Ha!

    Any advice gratefully recieved. I'm keeping records of what I have been doing to bring this to the company's attention. But knowing that we are on a popular route from the local pub is making me very nervous that someone will be daft enough to decide it would be a good idea to climb that ladder! Thank you.

    Welcome to LB
    The builders public liability insurance will cover you if a person has an accident climbing the ladder or on the scaffolding and makes a claim against you as the property owner
    If you are burgled after forced entry, access obtained from the scaffolding, your should still be covered by your house contents insurance

      Thank you so much for the quick reply! That's reassuring. Hopefully the bin obstacle course will put people off in the meantime, lol.

        Potentially you will be liable, as landowner. You may be able to pass on liability - do you know whether the builder is inssured?

        Raise this with the builder today!
