A document from the Land Registry seems to show a property boundary as being the side of a bungalow, extending down the gardens front and rear. The owner says the boundary line would in fact be the line of the roof. The difference is minimal (gutter width). Can someone clarify please?

For information: "If you live in England or Wales, there’s usually no record of the exact boundary between two properties. You can get an idea of where the boundaries for your property are by looking at its title plan. Most Land Registry title plans do not show exact boundaries"

Exactly. This is known as the "general boundaries" rule.
The point can be made that it is unlikely that part of the roof would be an overhanging trespass.Lawyer (solicitor) - retired from practice, now supervising solicitor in a university law clinic. I do not advise by private message.
