  • Eviction then getting new tenants

    1. If I evict a tenant from my house (think it's called a section 21), how soon can I put the house up for rent to someone else without getting into legal trouble?

    2. If the tenant's year contract is expiring, can I ask tenant to leave for no good reason and then give the property to new tenants immediately?

    1. immediately. A section 21 notice is the notice to quit that precedes any necessary court action.

    2. See 1. This assumes that you have complied with all the statutory requirements, failing which your section 21 notice may be invalid.

    It's a shame that the government chose to play politics rather than allow the Renters Reform Bill to complete its passage through Parliament.

      But even if totally valid when the S21 expires the tenant may not leave but you cannot just throw them out - there will be a very lengthy court process to evict them. Therefore you cannot line a new tenant up for the date the S21 expires....if the old one does not go you will be in very hot water
