  • Gas leak? Rented flat

    Hi all

    I’m new here so apologies if this is the wrong section etc.

    I’m just looking for some advice about a gas leak in the flat building I’m renting, I discovered a strong gas smell in the hallway entrance which is below my bathroom and the smell seemed to have travelled to my kitchen and around the flat recently, I called the national gas number who then sent out someone to check it all over, they confirmed a small gas leak and capped the supply and told me to contact my landlord/agent to send someone out. I did this, the agent I spoke to didn’t seem convinced it was a leak and was more less acting like I was inconveniencing them but they’ll send out a plumber to “see what I’m on about” and that they’ll call me back before the day is over. No one called me back, so I called them next morning as the weekend was soon and I’d have no heating etc so the same agent answered and actually sounded peeved that I called them back and said “I did say someone was coming this morning” like hello no you did not!! No one said anything actually lol




    The day I called them back they sent out a plumber who told me he was “fed up” of being called out to check this leak out as the previous few tenants have reported the same thing and he has to come out and report back the same findings which was that my flat isn’t the one with a leak, but he suspects it could be the property below which is a takeaway. He told me that everytime he comes here there is always a strong smell of gas in that hallway, and nothing gets done about it. He also says that he doesn’t believe that they (he wouldn’t say who “they” are) aren’t smelling the gas when they enter as it’s too strong not to, they just spray it and continue as normal. He felt comfortable uncapping my supply so he did that, checked my boiler etc and just said “I’m not saying there’s not a leak at all, but if it’s downstairs then you’ll just go boom” and then went away. I don’t think he was joking!!! Anyway he said he would come back Monday to check .




    Later on in the day I had someone else come over to see if they can smell the gas still, they could and said it could be possible it’s under my floorboards and not so much relating to the takeaway, but they aren’t a professional so they told me to mention this on Monday when the plumber comes back.




    My worry now is what if nothing gets done about this at all, because the plumber says my flat is not the one with the leak so of course the agents/landlords are just gonna go off what he says there. But the smell is still so strong and obviously it’s been an ongoing problem for him to say that he’s fed up of coming here about it.




    Truthfully I’m very uncomfortable living there, I haven’t been sleeping there all weekend, I’ve been sleeping at a friends as I just feel unsafe. Each time I’ve gone there to check, it smells of strong gas. Whether it’s in the entrance, or in my flat. I don’t know what my options are, I’m in a fixed tenancy sadly so I don’t even think I can give my notice to leave, I’ve only been here 2 months so I can’t see them agreeing to let me leave. I’m miserable and so stressed because I really liked the place and was happy, but I don’t feel like anything is going to be done about this. And I can’t go on living like there’s not a strong gas smell in the room with me.




    If they refuse to do anything about it, or if there’s nothing they really can do about it, am I allowed to leave my contract early as surely this affects my safety? It’s not like im leaving for fun or refusing to pay rent because that’s not the case at all, I wouldn’t withhold rent even if it was fixable and they refused.

    Im not 100% how it all works so any advice is really appreciated.

    Local council? They should be able to help

      Contact "GasSafe" they should be able to advise you. also if someone comes to check your gas ask them for their GasSafe registration details to ensure they are qualified to carry out works and checks.

      Years ago I was Corgi registered and many a time went to suspected gas leaks where British Gas had identified a leak, but not the correct location. their immediate response is always to isolate and cap the supply and tell you to contact your Landlord or a qualified Gas engineer.

          Hello,
          thank you for your replies,
          the plumber that came out from the agency left me with no paperwork. He seemed a bit frustrated that he was called out to the property and just checked over the meter and boiler and deemed it safe to uncap.
          when I called out the emergency gas company they left me with paperwork saying “this notice concerns your safety” and it explained what they found and all their contact details etc. I showed this to the plumber but he said this is exactly what they said last time too but he has never come across the leak they’re talking about. He also made a comment that “they say this, do nothing and expect everyone else to do it” I’m not sure what he meant by that but the emergency guy told me this is a landlord engineers problem not theirs to fix.

          I haven’t been at the property all weekend but came there this morning and was greeted by a big strong gas smell as soon as you open the door, then again when entering the flat. The neighbours in the same building have said they smell gas in the entrance and have for a while, but not in their own flats so it seems to be the flat I’m in which is getting the worst of it which makes sense as I’m directly above the entrance.
          I definitely feel like something is wrong, the smell is far too strong to just ignore so I have to figure out my options as it’s very uncomfortable staying there amongst all that.

            Hi I would be of a mind to contact the landlord and tell him that you want the Gas Safe registration details of the plumber he sent as you are going to report the matter to the Health & Safety executive as you feel it is unsafe to remain in the property in it's present state. I would also contact your local council environmental Health Department and explain to them that you are afraid that there might be an explosion. you can also telephone the emergency gas number again, give them the reference from the paperwork that their engineer gave you and tell them that a plumber just looked briefly at the meter and reconnected it. They do not take kindly to reinstatement of gas supplies without the fault being identified and rectified.

            You have probably been told what to do, however I shall repeat. Open all windows, extinguish any naked flames and do not switch on or off any light switches or electrical equipment. (a spark can be caused by the opening and closing of contacts).

              Has anyone carried out a pressure test on the supply and or used a leak detector?

                Good call Wales01man, however any registered gas installer would do this as a norm, if only to protect their own back. I would assume that a plumber who has not had the correct gas training has inspected this property. the reason I say to protect their back, is because on many occasions having issued a dangerous equipment form and stating it must not been used, I have found that the equipment has been put back to use.Mainly restaurants. Carrying out a pressure drop test ensured that my work could not be called into question if an accident occurred. I believe KPHAX best bet is to report to authorities.

                  Hi all,
                  thank you for your replies. It’s been really helpful.
                  There was pressure tests done and I believe leak detector also.
                  I haven’t been sleeping there the past few days as the smell is just too strong and I don’t believe it’s safe, the plumber who the agency sent out was meant to visit again yesterday as a “check up” but didn’t give a time frame so I stayed in for as long as I could before I had to go to work and no one came, however they they had my number so I was told that they are able to call me. I got a feeling that no one turned up but giving benefit of the doubt maybe he came when I had to leave.

                  when I was at the flat there’s still a really strong gas smell, I’ve contacted the estate agents again yesterday but through email this time so that it’s in some kind of writing just expressing my concerns about it all, I’m just waiting on their response. I do understand that they’re also limited on what they can do about it so my only options now is to contact local authorities and see what my options are from there.
                  But I will definitely be asking for the plumbers gas safe details as I didn’t think of that at the time, thank you for suggesting that one!
