Garage door lock removed and replaced by unknown persons - how to gain access

Hello, I am the owner of a 1 car garage adjacent to a block of flats in London. I do not live in the flats but let flat out without the garage, Stupidly I neglected to fix the broken lock on the garage during lockdown and in the last year someone has changed the lock and I presume is using it. What rights do I have to gain access to the garage and change the lock and how should I proceed?
