I would appreciate any input regarding the property I rent.
I have had an ongoing dispute with the landlord for a long while now.
The property had to have the roof replaced after a flood.
Whilst he did replace the roof he refused to put right any internal work, check electrics or remove/replaced damaged furniture.
He is a private landlord and I usually deal with the letting agent who has been pretty much unhelpful unless there’s a legal requirement for them to do anything.
I’ve just now found out that he should have had building regs involved in the roof replacement and didn’t. I’ve been told by the building control he has to apply for a Regularisation certificate.
What are the implications for the property not having building regs for the roof.
I don’t think it is insulated at all and we have to keep heating in 24 hrs a day otherwise one of the bedrooms is unbearably cold.
I do suspect that he has never had building regs having converted this property 10/15 year ago as there are a few red flags with this landlord.
Isn’t it a breach of my tenancy agreement on his behalf? And surely he shouldn’t be renting the property without building regs? Wouldn’t it affect insurances?
