  • Planning application guidance - new dwelling private road

    Bought a modest 4 bed semi in 2016, and quickly realised my neighbours don’t play a straight bat. After asking said neighbours if they wanted to go in with me to get gas connected from the main road, all pleaded poverty despite having expensive lifestyles cars etc. I paid c£15k to have a the gas connection made to my house and immediately after my connection was completed 3 of the other 5 neighbours tried to illegally get their house connected at the same time by bribing the gas engineers. It didn’t go down well with me at the time.

    The Close has 6 houses, is a private road and all residents are directors. The previous owner of my house bought an additional plot of land measuring c5,000 sq ft. I am about to submit an application to build a new detached dwelling on my land with access via my drive which would be divided into two. I know 3 of the 5 residents will try to reject my planning application, their envy to one side, do they have any legal basis to block my planning application? The proposed new dwelling will need to use the private road for access but it will have two parking spaces created from my current driveway….any guidance is appreciated.

    Can they outvote you re the additional use of the road? If so that is your answer. You may apply for planning of course but if there is no access....
