My friend bought his Dads home and the dad is living there. Deeds in friends name. When Dad dies my friend will want to sell Dads home. However a grandson is living there rent free. He’s 28 and never paid rent or contributed to bills. My friend fears he will have trouble getting the grandson to leave Is there any documents that can be drawn up requesting the grandson leaves on his own free will and will vacate home after my friends Dads death ?

Start by talking about it. Try to get agreement to the grant of a licence formalising his position. The licence could include a clause requiring him to vacate the premises on appropriate notice.
