    Hi everyone,

    I have applied for a mortgage against a property, the title of which still lists the name of my late Mother as the registered owner. The intent is to raise funds for renovation.

    An application for change of title to my name is ongoing. Will my solicitor be satisfied by this when they investigate the title deeds and therefore allow the transaction to proceed?

    To complicate matters, my mother's will states that the property in question is to pass to my Father. However the solicitor tasked with executing the will never made an application for change of title to that effect.

    Will my current mortgage application come to pass without issue?
