Won a house in a bet

A friend has won a house in a bet, bit unusual but true. Can anyone tell me of the legal requirements required to make this a legitimate arrangement?

Firstly did the bet comply with the conditions of the Gambling Act 2005?
If not, it might not be enforceable.

Then the prize is a house, so does the person who lost actually own the house?
Is it solely his, or is there a joint owner or someone who might be a beneficial owner?

Finally is it worth winning, or does it come with some unwanted encumbrance?

Perhaps the winner will need to consult a solicitor before accepting his prize!

Any transfer also needs to be by deed.

A legal obligation can only arise in respect of land where there is a document(s) containing all the terms signed by all the parties.
