Completing a FR1 Land Registry voluntary submission

Does anyone know of a good guide to completing a FR1 for a voluntary submission, we bought our property in 1984 so it is not on the Land registry, we are getting our affairs in order, wills (long overdue) LPA's & want to register the property & have is as "Tenants in Common", so we can each will our share to our children. The will's & the LPA's have proved very easy, the the FR1 is quite confusing as all the assistance & guidance appears to assume you are in the business of conveyancing.

This guide is usually for professionals as this is a complex area. It may help if you read the notes through as you fill in the form. However, first registration is so very important to process correctly as it needs to be relied on when selling the property. Do consider asking solicitors to do this for you and shop around for quotations of charges.

Thank you for your response, it really didn't ought to be a complex area in my scenario, we have owned the house for 38 years, we have in our possession all the Deeds including the original sale from the builders. I really cannot see how solicitors or conveyancers can try to charge £999+vat so such a simple process.

But maybe I'm just a cheapskate.

The cost of fees are high for first registration. https://www.gov.uk/guidance/hm-land-...-services-fees Add to that the solicitors costs and you can soon see why it is so expensive. Solicitors have to accept legal responsibility for their work, as a single mistake could be costly and if you make a single mistake, you will have to do it all over again.

The land registry fee is £200, which would be on top of the £999+vat it just seems an awful lot of money to fill in one form & take a photocopy of an ordinance survey map, yes I know if I don't like it I can try myself.
