  • Tenant reported back patio window damaged, who is responsible for repair?

    Hi All,

    I am unsure of what to do after a tenant reported that the back window of a patio door has been shattered during the night when someone threw a rock at it (highly unlikely, no rocks in sight!). The tenant says they checked in the morning and found the window to be shattered.

    Who is liable to fix this damage? The landlord or tenant. The back garden is quite big and neighbours are good, I suspect the tenant's children may have caused the damage but can't prove it.

    I think the tenant's story would have been more believable if it was the front window. Any advice would be much appreciated and good to know what is the legal requirement in this situation.
