Expert advice and legal support needed please.
We are renting a big house in NW London that we enjoy and love, we moved 10 months ago from abroad, although we pay our rent the Landlord is unresponsive to our requests.
He left tons of garden waste uncleared since day one, he left partially fixed electrics , he is not willing even to send someone to fix the garden lights, we have a probl3m with rats and insects as the garden waste all around the property remains in place and although we used a few people to clear some, it seems never ending as the last 3-4 years the previous tenants didnt even have a gardener ! There are naked live wires in the garden, there are incomplete and messy wires inside and outside the property, there is dumb, dirt and unfinished work Everywhere and way too many issues to list.
The landlord promised to have everything sorted prior our moving to the house from abroad, he only foxed a few issues on the cheap just to rent the property to us.
Last week we had a small fire on the top of the roof, luckily we were at home and saw the smoke, fire brigade came in 4 mins, they were shocked as fire started from an old electrical box outside the property and went inside the roof insulation (that apparently made by weed !!!).
Fire brigade told us that we were very lucky that we saw the smoke and called them so the damage was minimal, however they clearly stated that our family was in great danger. As we pay a significant amount for rent and maintenance cost we would like to have professional opinion of how to handle the issue. Your help is appreciated.
