    Hello,

    sorry if this has already been covered, I did try and search but nothing came up

    i am currently living in an unlicensed HMO, this has been confirmed by the local authority, however there is a slight issue my Landlord paid for the licences but then did not complete or file any of the documents after a period of 7 months, only after i told him it was an unlicensed property did he contact the local authority and try and complete the application, he also failed to protect my deposit within the 30 days


    my question really is if he failed to complete the application, even if he paid the fee does this still constitute grounds to issue an RRO ? from the point of view the local authority say yes, but that they wont prosecute themselves as its not in the public interest.

    also because he is now aware i know its a unlicensed HMO i believe he will try and issue a section 21 notice against me, i am currently still in my AST with only 16 days or so left on it, i believe that he cannot issue this until he has paid back my deposit in full, due to not complying with the TDS rules, is this correct ?

    any help would be greatly received
