    No we have not yet taken it further as they did reduce the charges after a few letters.

    To be able to take it to the FOS you need to have a final decision from them that they will not repay or reduce them. Have you written to them and requested a refund?

    As the charges etc are added to the balance of the loan they are not as I understand it subject to interest being added.

    We will take this further to the FOS when we are nearer redemption of the loan as the charges are still extremely high.

    Please let me know how you get on with the FOS.

      Hi Tuttsi--As you may have gathered-I'm on to Mortgage Claiming now--the links for the Guide Templates don't work for me so have been looking for these posts by Elizabeth as in Sapphy's thread which sounded encouraging

      They are very encouraging indeed!

      Got your/Sapph's letter so will use it if I may---is it from the Guide I can't see?

      Whats the discussion re Arrears Charges not being eligble for interest?

      On the statements for Halifax-they are added to the balance on the statement just like a bank statement-so presumably I can treat it with 8% (or the actual rate) ??

      Are the CAG templates more or less same as here?

        We used Sapphys letter and amended it appropriately. FYI- you can go back 12 years on Mortgages.

        Not sure about what you are saying about interest on arrears charges. There are also posts by Elizabeth on one of my threads which were extremely helpful.

        Basically you have to write requesting a refund by way of letter before action, once they respond and say they are refusing to pay, bang in a complaint to the FOS, they take time unfortunately but you should receive some compensation + interest.

        With Melbourne they agreed to refunds some of our charges and after a bit of haggling we agreed to accept the offer which they made and have reduced the amount of charges as they were very expensive. As this was for charges that are still on our account and they are not charging us any interest on these charges.

          Been reading Mortgage threads across here & PAG all day---I'm exhausted but confident now!!

          I'll find that other one OTR you mentioned later as well

            As I said in my previous thread the charges which the Mortgage company have charged us are not accuing any interest, that is what I mean by non bearing interest charges.

              it has opened my eyes too our own situation with Melbourne Mortgages.

              Melbourne Mortgages who collect our monthly 2nd mortgage payments for Prestige do not appear to be authorised on the FSA register. When I checked this morning Prestige Finance who our actual mortgage is with, it appears that they have been suspended by the FSA.

              I think on Monday I have to phone the FSA to find out how this company Melbourne can be collecting our mortgage payments when the company which they are collecting for are suspended and they themselves are not authorised for this type of business.

              I think a can of worms may be opened up...... it will be very interesting to see where this is going to lead us and how we go about sorting this one out.

                Another interesting point is that Melbourne Mortgages have been dormant since 2009
                What about all the charges they have applied to our account - how do they pay staff?
                I have many more questions than answers.

                    Hi I still need help over Prestige, I sent a request to them about my mis sold PPI, They wrote back telling me the broker was The Black & White Group who sold me the PPI for Premier Writers Ltd and it had nothing more to do with them and could be of no more help.The loan was for £21,000 plus PPI of £2,365.00 plus £500 fees total £23,865.00. I paid this of early and had to pay the full amounts also PPI was a single premium up front.The Black & White Loan company are now dissolved and FSCS told me as the loan was taken out in Nov 2003 they can not help.Can anyone here help as where to go or what to do next.
