i would think your ex-ll may struggle to defend a claim from you.e you notify them your intent to take court , demand the docs you need and ask them to justify the charges.

Only one certificate was provided to the 'Tenant' listed on the TA and certificate. The 'Other tenants' listed on the certificate were not provided with a copy of the certificate.

We have been trying to persuade LL for 15 months now. Just keeps repeating 'I complied with the regulations' but does not address the specific questions about their failures or provide information we request to justify the charges.

Also, the tenancy agreement which should cover the whole address, defines the Premises as "One room at (address redacted)'.

As the TA permits deductions in respect of cleaning or damage beyond fair wear and tear only for the Premises, does this mean that even if the LL did provide the check-in and check-out reports, they would not have a legal basis under which to make the deductions for anything other than this 'one room'?

As the other 5 tenants aren't listed under 'Tenant' on the TA would this administrative error be overlooked, as the intent by the LL was to make them all joint assured shorthold tenants?
