    If someone intends to buy a property in England and at the very last minute pulls out of the sale, the seller is left with solicitor and estate agent costs, is there any way the costs can be reclaimed from the prospective buyer or is the money lost?

    At what stage did they pull out Exchange of contracts? Completion or before either

      The day before the contract was to be exchanged.

          Estate agents don't normally charge until Completion and solicitors will usually reduce the cost of their abortive fee work if you proceed to sell to another buyer.

            Sometimes buyers and sellers enter into a pre-contract agreement that covers these things. Did you?

            And is there an agency fee? If so, your agency agreement is on slightly unusual terms.
