    Hello,

    I am new here, my name is Phoebe. I really appreciate any help or advice that could be offered.

    I am in property litigation with an estranged family member regarding property sale. I live in my childhood home with my disabled child and my parent left half to me in their will. Other parent who is estranged now wants to release their half share. I have offered multiple times to buy their half share to no avail. The other parent is very difficult and doesn't want me to buy their half share. They have referred this matter to court as they want to force the sale of the property with vacant possession. I previously had a legal firm to help prepare the witness statement, but they no longer have capacity to help with this.

    They have only just told me that they didn't manage to get prepare the statement of costs. I am not in good health and financially this has really affected me.

    I can't find anyone at this short notice to help prepare this statement and I feel really lost. The other side have submitted a form CPR PD44 9.5, I am not sure whether I have to submit the for N260 or the one I just mentioned.

    Is anyone able to offer any advice please? Or anyone have any recommendations of someone I can pay to get these statement of costs done reasonably priced and quickly? I have been told I need a costs draftsman, but every time I ring one they say they don't prepare these types of costs. I have got a direct access Barrister, but they are just there to attend the hearing. I found it hard to even pay for that upfront.

    I have read that if it isn't in 24 hours before and served on the other party as well, I will get a penalty or lose any costs being paid if I win. I just am so lost and have been really let down at the last minute.

    Any help or advise greatly appreciated. I have all the invoices I have paid to date to the legal firm that used to represent me. I don't think I can do this myself, I just do not know what I am doing.
