  • New House Faults

    rented a new house property, tenant is lovely house kept immaculate - She has been in there for a year now. the flooring is a quality Lyno type - there have been various faults etc and we have to get the builders round to rectify, windows / doors faulty etc major garden faults etc etc

    There has been a team of men from the construction company on the site which is a new estate rectifying faults with drainage roads drives and all the house faults with everyone which continues to complain about.

    in the summer some workmen knocked on the door and told her there was a fault to do with plumbing - they went upstairs to the bathroom and she left them to it - ( she had not reported anything) that evening she took a shower and unbeknown to her all the water flooded through the ceiling so when she eventually came down there was water everywhere - the electrics went off and she contacted an emergency number - the builder foreman was informed and they arranged for the water damaged ceiling to be repainted and sent plumbers back ( same ones to rectify)we assume what they had done the day before

    Soon afterwards the lyno started getting black mould coming through I assume the water either sank through or got underneath the lyno . The foreman came out - he has been very rude constantly and they did damp readings and clearly very damp so eventually one section of the lyno was lifted, and it was drying out -

    Nothing it being with the rest of the rooms it has effected to rectify matters, they promise they are having meetings to discuss yet that never happens, they promise to send me a letter of their intentions,

    My tenant is unwell and suffer bad asthma if she vacates then the property is not fit to have anyone else in -

    They are now trying to deny the flood even happened and telling us it is something the tenant has done? why on earth would she? and then why would he send the decorator in to rectify the decor - I believe the foreman is trying to deny the flood happened and knows he caused it by sending the plumbers in.

    What are my rights?

    The lino should have been lifted in a much bigger area than it was so the floor could have been mopped and allowed to dry out properly

    A coincidence, if you believe in coincidences that the flood should happen on the same day the plumbers worked in the bathroom. Some tradesmen will take advantage of customers who are unaware of the actual problem and leave the worker to it.

    Unfortunately this happened months ago, last summer, so it is going to be difficult to prove anything. The foreman is aware of the time that has passed and is now blaming your tenant for causing the flood. What is he accusing her of, blocking the drain so water overflowed the shower tray?.

    You should write a letter of complaint to the managing director of the building company and request that proper drying out and making good is carried out. Set a timescale for this work, say 2 weeks
