Hi, I am a commercial landlord who has peacefully re-entered a commercial property for non-payment of rent. Can i agree with the tenant for taking possession of the machinery?

Of course, provided that the machinery belongs to the tenant and not to someone else such as a finance company or other third party.
It may be stating the obvious, but it takes 2 to agree.
