    Hi everyone
    this is my first post so I hope I do it right
    thanks for reading just needed someone to understand how an ex can use tactics to cheat you out of property
    basically my timeline and story is below the outline of it anyway
    and my ex played sly and I’m not getting nothing and he’s confident nothing can be done and because of the cost involved

    Never married to my ex partner but we intended to purchase a house together in 2005 the joint mortgage application was declined due to me not having a credit rating

    The mortgage advisor advised my ex to use a self certified mortgage and only in his name which he did and we got the property for £85,000

    Prior to this my ex and I had a child in may 2003 and neither of us were working in November 2003 his mother asked if we would work at her b&b together and we did we were paid a joint salary of £100 week and accommodation we jointly claimed working tax credit based on joint income

    In October 2004 I opened an eBay account in my name as a private seller (we were still employed at the b&b)this was extra income which became very successful

    Around feb 2005 we stopped running the b&b but continued to live in the closed b&b I carried on doing eBay as this was our only income

    My ex partners mother wanted to sell the b&b and we looked for a cheap house to buy

    In may 2005 we found a property and we got a mortgage advisor

    He applied for life insurance and joint mortgage for us but my credit wasn’t good enough and subsequently my ex did the self certified mortgage in his name only

    My ex partners parents lent us £12,000 deposit and said they wanted it back when we sold the house

    We moved in aug 2005 and I changed the eBay account from personal to business and began buying items to sell while eBay was a business we were also claiming self employed and using this for a joint working tax benefit claim

    The eBay account was in my name and the Hmrc tax records, The eBay account was linked to a PayPal account in my name but the withdrawals from the PayPal account went to my ex’s bank account, this was used to pay our bills including the mortgage this continued until feb 2011

    Neither of us were employed anywhere else during this period and the first time my ex was employed anywhere else and had separate income from me was in march 2011 when he got a delivery job.

    My ex began his own drinks company in late 2011 and up until we split in oct 2012

    It wasn’t a very amicable split and my ex left the house and I remained there with our daughter

    There was never any mention of selling until 2014 when I said I was moving out and My ex said he’ll sell up and split the profit 59/50 things between us were still not on the best of terms and so in sept 2014 I sent my ex a letter before action regarding the house and my intent to stake a claim he came to speak to me about the letter and said in fact he didn’t want our daughter to move and that I should reconsider in fact my ex was insistent that I should stay there not change our daughters school easier access for the family and other reasons

    After that chat I decided not to move at that point and remained in the house with our daughter

    Things improved in time between my self and my ex but I realise now it was a plan on his part to cheat me

    We had no further chats about selling the house or 50/50 splits since 2014 and this only came up again in may 2020 when we were moving out as our daughter had started college in another city

    In April 2020 I told him exactly when we would be moving and he replied with a text stating he would do the house up sell it and share the money 50/50 after expenses I thanked him for saying that and said that’ll be great and said that as he was doing the house up he didn’t need to pay the £50 weekly maintenance he was paying for our daughter anymore that totalled £2500 and he could use that towards the housework

    I gave him the keys back June 2020 and in conversations he said covid was making the work take time and eventually it went on the market the property sold and he didn’t tell me I realised by looking on the internet it had been finalised in April 2023 for £165,000 with a clear profit of £78,000

    That’s without taking the mortgage payments over the years into account

    I text him in sept 2023 and asked what was happening and said “you said you’ll share 50/50” and he said text back and said “ I know I said that but …. And then said there was only 28k left and giving daughter 10k and a 2k car and I could have £2,000 for moving out

    My son subsequently spoke to him on the phone and he said “ ok send your mothers bank details I’ll send her the £10,000 I was sending to the daughter”

    My son spoke to me about this but I don’t feel this is fair

    The last contact I had with my ex in sept 2023 he ended with don’t contact me again
    So that’s me how it stands
    Hope this acts as a warning to others
