Mortgage with ex partner. Help please

Hi all. I'm wondering if anyone could help me with this. My ex partner and I split 11 yes ago. Mortgage was and still in both names. I have paid this myself the whole time. When Mortgage was taken out we took an unsecured loan too. When we split up I entered into an IVA. My half of loan was included in this. My IVA ended last year and I'm now financially in a position to sell the property and get one with my partner of 10 yrs.However my ex partner is refusing to sign papers to sell unless I pay his half of the loan. Is there anything I can do please. Thank you in advance
