    In 2010 I divorced and as a consequence of this I was awarded the custody of the children and was able to keep the family home until our youngest child completed their tertiary education, at this point it was ordered that I pay my former wife 38% of the house value either by sale of the property or if affordable to pay her the equivalent agreed amount.

    Unfortunately in 2012 my former wife died and for whatever reason the legal side of her outstanding order wasn't completed and because of this I requested through the court with the same judge that the previous order be quashed and issue another order for our 2 children to have the same amount awarded to them in a 19% share each which was granted.

    I'm now at the point where my youngest child is in their final year at university and therefore the order will need to be actioned, my plan is to give both children a lump sum equivalent of 19% value of the property each and this is totally agreeable by them both.

    At this point I'm stuck as what to do next? I'm sure there is a legal process to follow for each of the children to be paid and for me for me there is an entry on the land registry that states 'RESTRICTION: No disposition by a sole proprietor of the registered estate (except a trust corporation) under which capital money arises is to be registered unless authorised by an order of the court', any advise or pointer would be really appreciated.
