  • Help! living in a jointly inherited property? additional rights?

My grandfather passed away 5 years ago and left his smallholding equally to my father and my aunt.

My aunt moved into the property against my father's wishes 6 months after my grandfather passed with her partner and her son (she owns her own house which is in negative equity in a local town).
Since this time she has been unwilling to discuss the situation with my father, she has offered no solution/rent. She has acquired a few animals on the land which means the land Is no longer available to be worked on to produce hay (which was previously used to feed other animals). she has also let out buildings and access routes deteriorate.
I think my query is whether she has additional rights to the property as she has been living there for 4.5 years ?
I have found out recently that her partner plans to try and build on some of the land but none of this has been discussed with my father, can they do this?
Thanks for any light you can shed.
