    Hi,

    i am currently trying to extend my lease on the flat I own. I have 76 years remaining, and I have a ground rent of £125 which increases to £250, then £375, finally leading to £500.
    I emailed my Freeholder (who I am not on the best terms with as I have recently won a service charge case against him at the LVT) stating I was interested with non prejudice in extending my lease and would he be willing to negotiate.
    I was then contacted a couple of days later by his choice of surveyor/valuation saying they would carry out a valuation for the price of £675 +vat.
    My question is if I go ahead with this and it comes back as an extreme amount am I then able to go along the formal route of issuing a Section 42, without having to pay for a second valuation on behalf of the Freeholder?
