Hello, I'm not a builder but our neightbours have very poor pointing on their external wall within half a metre of the party wall.... we have been getting mould downstairs below the level of poor pointing (dripping gutters bouncing off their porch is washing out the cement) and in the room above the problem the mould was at floor level travelling half way up the wall - there was a CD unit there which prevented the area drying out, but now cleaned with bleach and aired the mould hasn't come back.
Because the mould didn't started at the top and we have investigate the roof, attic and the gutters etc., we are confident their pointing is the issue with water tracking in the cavity more to our house than into their internal walls. We have asked them repeatedly over the last two years to get it sorted and also pointed out that the gutters aren't draining properly on their side (we don't have any down pipes on the gutters - the houses either side of us have those!) ... I recently filled the pointing with a filler as a temporary measure with their permission, but noted it would only be a stop-gap and not a permanent measure, until they could arrange their builder-friend to point the area properly.
All summer they have promised to get it sorted by the end of September but of course, still no action taken - what should I do? Is it something that the local council could inspect and issue a warning notice on? We are both private owners in ex-council properties.
